Ontario HST Rebate

Highest-searched questions about the 2026 HST New Home Rebate program

The Ontario HST New Home Rebate launched April 1, 2026 provides up to $130,000 in combined HST savings on new construction homes priced between $1.0M and $1.5M.

It breaks down as: an Ontario provincial portion (up to $80,000, currently in effect) plus a federal portion (up to $50,000, committed by the federal government and pending final legislation). For homes priced $1.5M–$1.85M, the rebate tapers gradually. Homes above $1.85M fall back to the existing federal rebate of approximately $24,000.

All units at The Heathwoods at Lambeth are priced at $1,258,000 — qualifying for the maximum $130,000 rebate.

Yes. The Ontario HST New Home Rebate is not restricted to first-time buyers. Any buyer of a qualifying new construction home is eligible — repeat buyers included.

The four requirements are:

1. The home is newly built (not resale)
2. Priced up to $1.5M for the full rebate
3. You intend to use it as a primary place of residence
4. Your Agreement of Purchase and Sale (APS) is signed by March 31, 2027

There is no income restriction, no wealth cap, and no first-time buyer requirement.

The rebate window closes March 31, 2027. To qualify, your Agreement of Purchase and Sale must be signed on or before that date.

The rebate is applied directly at closing by the builder — no separate government filing is required by the buyer. That means once you sign and close, the savings are automatic.

⏱ Deadline: APS signed by March 31, 2027

On a $1,300,000 new home, total HST at 13% is approximately $169,000. Under the 2026 rebate, buyers in the $1.0M–$1.5M range qualify for up to $130,000 back — making your effective net HST approximately $39,000.

All Heathwoods units are priced at $1,258,000, which falls squarely in the maximum rebate zone. The builder applies the combined $130,000 rebate at closing; you don't file separately.

Yes. At The Heathwoods at Lambeth, you can stack the Ontario HST rebate (up to $130,000) with the Halcyon builder incentive ($100,000) for combined savings of up to $230,000 — all applied at closing.

These are separate programs with separate eligibility rules, and stacking them is permitted. The HST rebate is a government program; the builder incentive is a direct discount from Halcyon Built.
